We offer our services at no cost to landowners
Assess and Agree:
We begin with a detailed assessment of your land's development potential and value. Upon a successful in-house appraisal, we present a formal offer. If accepted, we cover the costs (up to £2,500 + VAT) for the legal drafting of an Option Agreement, which secures the future sale price.
Planning:
Once the Option Agreement is signed, we immediately fund and manage the entire planning phase. Our team handles the preparation and submission of the full, detailed planning application (a typical 12-16 week process), including all necessary documentation, drawings, and consultant fees- all costs are covered by LANDSTRA.
Finalising Sale:
Upon the successful grant of planning permission, we exchange on the Option Agreement, exercising our right to purchase the land. The landowner is then paid the full, agreed-upon value (which reflects the land's increased worth with planning permission). The process is complete upon receipt of funds, and building works commence shortly thereafter.
Our commitment is clear: all planning costs are paid for by Landstra and we cover up to £2,500 (plus VAT ) of the landowner’s legal fees for the option agreement.
